How can I register for the Certified Cash Program?

You will need to register for the Certified Cash Program on Home Orbit’s website.

What do I do when I find a home to purchase?

Once you find a property you would like to purchase, fill out this form and we will send you Home Orbit’s Certified Cash Offer Program worksheet.

What happens after I fill out the Certified Cash Worksheet?

Once the Certified Cash Worksheet is completed, Home Orbit reviews it and approves the offer terms and the property.

How does Home Orbit purchase the home I want to buy?

Once the property is approved you will need to pay the 2% Participation Fee and Earnest Money. The Earnest Money will be considered the greater of cash contract earnest money, amount offered over list price plus cash contract earnest money, or anticipated appraisal.

What is my real estate agent’s role?

The buyer’s realtor signs Home Orbit’s Realtor Acknowledgement Form.

How is the contract submitted when Home Orbit purchases the property?

The buyer’s realtor works with Home Orbit to submit Home Orbit's cash offer contract to seller with a 7-day Option Period.

How is the contract submitted for the second transaction?

The buyer simultaneously executes the second contract to purchase property from Home Orbit, with a 6-day Option Period.

How do realtors get paid?

The buyer’s realtor receives their normal, customarily negotiated commissions from the seller on Home Orbit’s cash purchase. On the second transaction (sale from Home Orbit) no commissions will be considered earned or payable.

Is the inspection cancellation clause after the Option Period waived?

Yes. After the Option Period, the inspection cancellation clause is waived.

How are lease-back negotiations handled?

The buyer’s realtor handles all lease-back negotiations and documentation, if applicable.

How soon can I close on my home after Home Orbit purchases it from the seller?

After Home Orbit closes on the cash contract, you can close on your purchase from Home Orbit within 24 hours, time permitting.

What happens if I decide to back out on the purchase?

If you back out during the option period, 1.5% of the Participation Fee will be refunded.

Are there any incentives to close on my home using Service First Mortgage?

If you decide to close on your home loan with Service First Mortgage, 1% of the Participation Fee will be credited upon closing.

What if I decide not to use Home Orbit or Service First Mortgage for my transaction?

If the buyer does not consummate property purchase from Home Orbit and close with Service First Mortgage, the 2% Participation Fee is non-refundable.
